Once an appointment date & time has been confirmed, one of our clerks will be assigned to your booking.
The clerk will make contact with an agent to arrange access if needed, the clerk can also make arrangements with the tenant to arrange an accompanied inspection, if required.
Once a booking has been confirmed & access / key arrangements have been agreed, our clerk will attend the property to conduct the inspection.
Our clerk will attend the property to conduct the inspection prior to the arrival of the tenant(s), to prepare the report, in readiness to meet & greet the tenant(s) upon arrival.
This ensures the clerk is aware of any concerns before the tenant(s) arrival & reduces the check-in time allowing them to move into their new home as quickly as possible.
As part of the inspection, the clerk will inspect & photograph all areas, furniture, fittings & fixtures.
Keys are tested & recorded, meter readings are taken, smoke alarms & carbon alarms tested, lights / bulbs are tested & instruction manuals noted.
The clerk will enter all details, comments & photographs directly into the reporting app during the inspection.
Our digital reporting provides an accurate, real-time record of the property, its' condition & contents, reducing any potential any disputes.
The tenant will receive a copy of the report & are given 7 days to review & approve the report.
Our email approval process allows the tenant to sign the report remotely.
Upon receipt of the final approved report, a copy will be sent to all parties & stored on our database.
